日本賃貸住宅投資法人が第18期（平成27年3月期）決算を発表した。第18期は「セレニテ新大阪弐番館」等レジデンス3棟を取得。これによる賃貸収益が寄与する一方、前期の物件売却益がなくなったこと、修繕費及び減価償却費の増加等により、前期比4.6％減益、1口当たり分配金は1,680円となった。期末のポートフォリオは192棟、資産規模（取得価格計）は1,972億円、有利子負債比率は51.7％。併せて、投資口の追加発行と売出しを発表。発行口数は165,000口、売出しはスポンサーグループが保有する231,000口（国内売出し）及び99,000口（海外売出し）。またオーバーアロットメントによる売出し37,000口。これにより発行後の投資口数は11.2％増の1,640,060口となる予定。調達額は135億円を見込み、併せて発表した物件の取得資金に充当する。新たに取得する物件は「セレニテ本町グランデ」等レジデンス7棟、取得額は計143億円。これによりポートフォリオ全体の規模は7.3％増の2,115億円となる。これらに伴い、第19期（平成27年9月期）は、前期比2.3％増益を見込む。内部留保より252百万円を取り崩し、1口当たり分配金は1,700円と前期を1％上回る見通し。続く第20期（平成28年3月期）は前期予想比3.1％増益を見込む。内部留保より173百万円を取り崩し、1口当たり分配金は1,700円となる見通し。
