日本賃貸住宅投資法人が第7期（平成21年9月期）決算を発表した。第7期は物件の取得はなし。賃貸事業収入は前期比2.3%減収だが、営業費用や融資関連費用の増加等により36%減益、1口当たり分配金は2,870円となった。第8期（平成22年3月期）は、10月に第三者割当増資を行い調達した60億円を投資法人債78億円の償還資金に充当する。前期の特別損失がなくなること及び融資関連費用の減少により36%増益、投資口数39%増加に伴い、1口当たり分配金は2,800円と前期と同水準となる見通し。
