ジャパン・ホテル・リート投資法人（JHR）が、第26期（2025年12月期）中間決算（1月～6月）を発表した。 当中間期は、「ヒルトン福岡シーホーク」を取得、「博多中洲ワシントンホテルプラザ」を売却した。変動賃料28物件のRevPER（客室当たり売上）は17,087円と前年同期比17.0％増加、また物件売却益2,346百万円が寄与し、当中間利益は12,764百万円と前年同期比71.7％増となった。 キャピタランド・インベストメント・リミテッドが、JHRのメインスポンサーの株式の40％を取得し、JHRのスポンサーに参画した（3年後及び5年後に残り30％ずつ取得予定）。 中期間期末時点のポートフォリオは51物件、資産規模（取得額合計）は5,153億円、有利子負債比率（総資産ベース）は48.5％、有利子負債比率（時価ベース）は36.3％。 下期（7月～12月）は、変動賃料28物件のRevPERは19,486円と前年同期比9.3％増を見込む。 通期予想は、変動賃料の増加により、2月に公表した業績予想に対し7.7％増益を見込む。1口当たり分配金は4,830円と8.3％増となる見通し。なお、変動賃料比率は53.3％と前期より3.1ポイント上昇する想定。 好調なホテル需要と売買マーケットを背景に、外部成長及び内部成長による収益拡大を目指す。
