ジャパン・ホテル・リート投資法人が、「ヒルトン福岡シーホーク」を取得する。 物件は、福岡市内シーサイドエリアに位置する、1995年竣工、35階建のホテル。総客室数は1,052室。賃借人であるホークスタウンと固定賃料+変動賃料の定期借家契約を締結する。取得額643.5億円はポートフォリオで最大規模。 併せて第26期（2025年12月期）業績予想を公表した。新規物件の収益及び1月30日に売却予定の「博多中洲ワシントンホテルプラザ」の売却益2,348百万円が寄与し、前期予想比34％増益を見込む。一時差異等調整積立金より362百万円を取り崩す一方、1,818百万円を内部留保とし、1口当たり分配金は4,461円と前期予想比14.7％増となる見通し。 なお、有利子負債比率は48.2％と前期予想より6.7ポイント上昇する前提。
