ジャパン・ホテル・リート投資法人が、第23期（2022年12月期）中間（1月～6月）決算を発表した。 当中間期における物件取得はなし。3月に蔓延防止等重点措置が解除となったこと等を背景に、変動賃料25物件のRevper（客室当たり売上）は6,063円と前年同期比91％増となった。主要なオペレーターであるHMJグループとの賃貸借契約が、2021年に引き続き2022年も全額変動賃料となる。これにより変動賃料が大幅増加し、営業利益はプラスとなったが、当中間期利益は471百万円の純損失となった。 下期（7月～12月期）は、変動賃料25物件のRevperが9,846円と、コロナ禍前の2019年下期水準の66％まで回復する前提。 これに伴い、未定としていた通期予想を改めて公表した。 変動賃料が前期比99％増となるが、前期の物件売却益がなくなるため、前期比10.7％減益を見込む。一時差異等調整積立金より332百万円を取崩し、1口当たり分配金は333円となる見通し。 なお、第24期（2023年12月期）以降は、HMJグループとの契約を固定賃料+変動賃料とコロナ禍前の賃料形態に戻す予定。
