ジャパン・ホテル・リート投資法人が、第22期（2021年12月期）決算を発表した。 第22期は、3月にスポンサーグループを割当先とする第三者割当増資を行い3億円を調達。7月に「オリエンタルホテル・ユニバーサル・シティ」の敷地一部を追加取得する一方、12月に「イビス東京新宿」を売却した。またチサンホテル蒲田等4物件でリブランドを実施した。コロナ禍の長期化により変動賃料24物件のRevper（客室当たり売上げ）は4,724円と2019年比-66.7%。主要なオペレーターであるHMJグループが固定賃料を支払うことが出来ないため、2021年はHMJの固定賃料を減免し全額変動賃料の契約とした。これにより固定賃料は前期より減少したが、緊急事態宣言明けの10月以降ホテル需要が回復したため、変動賃料は増加した。物件売却益3,258百万円を計上し、当期利益は1,296百万円（前期比15.1％減）。一時差異等調整積立金より335百万円を取崩し、1口当たり分配金は366円となった。 期末のポートフォリオは41物件、資産規模（取得額合計）は3,635億円、有利子負債比率は41.8％。 第23期（2022年12月期）は、HMJグループとの契約を2021年同様2022年も全額変動賃料とすることに変更した。これに伴い第23期は変動賃料の占める割合が大きいため、現時点において業績予想は未定とする。
