ジャパン・ホテル・リート投資法人が、新宿区に保有するホテルを売却する。 売却する物件は、新宿駅西口より徒歩3分に位置する「イビス東京新宿」。コロナ禍でホテルの業績が厳しい環境下で、保有物件の含み益を確定し売却益を分配すること、売却代金で借入金を返済し有利子負債を圧縮すること、手元資金を確保することを目的に売却を決定した。売却額は113億円。これにより売却益3,165百万円が発生する。 併せて第22期（2021年12月期）業績予想を再公表した。当初2月に発表したが、その後緊急事態宣言の延長により変動賃料の見通しが困難なことから、8月に未定に修正した。 上記物件売却益3,165百万円を計上する一方、コロナ禍の長期化により変動賃料が当初想定を大きく下回り、賃貸収入が4,277百万円減少する見通し。これにより2月に公表した業績予想に対し76％減益を見込む。一時差異等調整積立金より329百万円を取崩し、1口当たり分配金は120円となる見通し。
