ジャパン・ホテル・リート投資法人が、第21期（2020年12月期）決算を発表した。 第21期は、「相鉄フレッサイン新橋烏森口」を売却、「ホテルアセント福岡」敷地の交換を行った。 コロナ禍に伴う訪日客の減少や緊急事態宣言下における営業中止により、ホテルの売上げは大幅減少。主要オペレーターであるHMJグループと契約を、2月以降固定賃料を免除し変動賃料のみへ変更した。 売却益3,343百万円が発生するが、賃貸収益の大幅減少により、前期比90％減益となった。内部留保より305百万円を取崩し、1口当たり分配金は410円となった。 期末のポートフォリオは42物件、資産規模（取得額総額）は3,700億円、有利子負債比率は42.2％。なお、変動賃料比率は18.7％と前期の39.5％より大きく低下。 第22期（2021年12月期）は、HMJグループとの契約は固定賃料は発生せず変動賃料のみとなる。また3物件が契約解約となり、オペレーターを変更する。下半期に掛けてホテル市況が回復していくことを想定し、賃貸収益は増加するが、前期の物件売却益がなくなるため、前期比42.5％減益を見込む。内部留保より330百万円を取り崩すが、1口当たり分配金は270円と前期比34％減となる見通し。変動賃料比率は47.7％へ上昇する見込み。
