ジャパン・ホテル・リート投資法人（JHR）が、第21期（2020年12月期）中間（1月～6月）決算を発表した。 第21期中間期における物件取得はなし。コロナ禍に伴うホテルの休館等によりホテルの売上げが急激に悪化し、JHRの主要なホテル運営会社であるホテルマネージメントジャパン（HMJ）より賃料見直しの要請を受けた。HMJによる大規模なコスト削減を計画した上で、賃貸借契約を改定し、2月以降の固定賃料の減免に応じた。これにより3,970百万円の固定賃料、更に変動賃料3,911百万円の減少等により、中間期は551百万円の純損失となった。 第21期通期は、相鉄フレッサイン新橋烏森口を売却し、売却益3,156百万円計上する。修繕費等のコスト削減により802百万円の営業費用の減少を見込むが、固定賃料8,897百万円、変動賃料等10,935百万円等の減少の影響により、2月に公表した業績予想に対し98％減益を想定する。一時差異等調整積立金の取崩しを行い、1口当たり分配金は126円となる見通し。 なお、HMJとの賃貸借契約の改定に伴い、2021年の賃料については、現段階で予測が困難なため、HMJが固定賃料を支払うことが出来ない可能性を考慮し、全額変動賃料とする。 2022年以降は、固定賃料+変動賃料に戻し、HMJのコスト削減効果をJHRが享受し、固定賃料の減額分を中長期的に取り戻す仕組みとする。
