ジャパン・ホテル・リート投資法人が、第19期（2018年12月期）決算を発表した。 第19期は「ザ・ビー赤坂見附」等ホテル3物件を売却。変動賃料の増加や、物件売却益1,934百万円が寄与し、前期比15.7％増益。物件売却益のうち1,174百万円を内部留保する一方、一時差異等調整積立金より563百万円を取崩し、1口当たり分配金は3,890円と前期を5.6％上回った。 期末のポートフォリオは41物件、資産規模（取得額合計）は3,093億円、有利子負債比率は39.0％。変動賃料比率は43.8％と、前期の44.2％を下回った。 第20期（2019年12月期）は、投資口の追加発行を行い「ヒルトン東京お台場」「ホテルオリエンタルエクスプレス大阪心斎橋」を取得。新規物件の収益や、既存物件の変動賃料増加が寄与するが、前期の物件売却益がなくなるため、前期比5.8％減益を見込む。一時差異等調整積立金より1,176百万円を取崩すが、投資口数11.3％増加により、1口当たり分配金は3,686円と前期を5.2％下回る見通し。
