ジャパン・ホテル・リート投資法人が、第18期（平成29年12月期）決算を発表した。 第18期は、投資口の追加発行を行い、「ヒルトン成田」等ホテル3物件を取得。 これによる賃貸収益の増加や既存物件の変動賃料増加が寄与し、前期比15.5％増益。一時差異等調整積立金より769百万円を取崩し、投資口数が6.6％増加するも、1口当たり分配金は3,683円と前期を7.7％上回った。 期末のポートフォリオは44物件、資産規模（取得額合計）は3,194億円、有利子負債比率は39.9％、変動賃料の構成比率は44.2％と前期の42.5％を更に上回った。 第19期（平成30年12月期）は、前期に取得した物件の通期稼働、既存物件の変動賃料増加により、前期比4.9％増益を見込む。一時差異等調整積立金より565百万円を取崩し、1口当たり分配金は3,705円と前期を0.6％上回る見通し。なお、変動賃料の構成比率は44.0％を見込む。
