ジャパン・ホテル・リート投資法人が第13期（平成24年12月期）決算を発表した。第13期運用期間は平成24年4月～12月の9ヶ月間。4月にジャパン・ホテル・アンド・リゾート投資法人と合併し、ホテル9棟を継承した。また投資法人名称を日本ホテルファンド投資法人からジャパン・ホテル・リート投資法人へ変更した。期中に投資口の追加発行を行い、ホテル2棟取得、1棟売却を行った。これらに伴い、当期純利益は合併による負ののれん18,578百万円計上により19,031百万円。物件売却損及び減損損失が発生するも、負ののれんより取り崩し、分配金総額3,012百万円、1口当たり分配金は1,427円となった。第14期（平成25年12月期）より運用期間は通常の12ヶ月間となる。経常利益ベースで前期比149%増益、1口当たり分配金は1,670円となる見通し。
