日本ホテルファンド投資法人が、スポンサーである外資系ファンドのグループ会社2社を割当先とする第三者割当増資を行う。発行口数は15,831口、発行価額は227,400円。これによる調達資金36億円を、併せて発表したビジネスホテル2棟の取得資金に充当する。2棟の取得額は計60億円。売り主は2棟ともにスポンサーグループ。これに伴い第11期（平成23年9月期）業績予想を発表。2棟取得により前期予想比57%増益、投資口数が37%増加するも、1口当たり分配金は8,600円と前期予想を13%上回る見通し。
