トップリート投資法人が、保有するイトーヨーカドー東習志野店のテナント退去を発表した。テナントである(株)イトーヨーカ堂とは、過去にも売上げ不振を理由に中途解約の申入れを受け、賃料減額する等、課題が生じていた。2014年12月に賃料30％減額し、2020年11月まで賃貸借契約を延長したが、2017年6月で中途解約となることが決定。これに伴い第20期（平成28年4月期）に遡って減損損失を計上する可能性を示唆。但し、減損損失が発生しても、内部留保の取り崩しや利益超過分配によって、分配金への影響はない見通し。なお、9月の合併によって本物件を承継する予定の野村不動産マスターファンド投資法人は、本件に伴う収益への影響は限定的であり、合併への影響はない見通し。イトーヨーカ堂退去後の運用は、新規テナント募集又はスポンサーや外部へ売却等を検討する予定。
