トップリート投資法人が第17期（平成26年10月期）決算を発表した。第17期における物件取得はなし。前期に取得した物件の通期稼働や既存物件の稼働率上昇が寄与し、前期比2.1％増益、1口当たり分配金は11,107円となった。期末の有利子負債比率は50.0％。第18期（平成27年4月期）は、神田パークプラザとOAK PLAZAを売却。売却代金を借入金の期限前弁済に充当するため、有利子負債比率は47.4％へ低下する。物件売却益300百万円が発生する一方、神田錦町三丁目ビルの一括貸しテナントの退去、イトーヨーカドー東習志野店の賃料減額改定等により、前期比5.9％減益を見込む。晴海トリトンのリニューアル費用として、売却益のうち約200百万円を内部留保とし、1口当たり分配金は9,300円となる見通し。続く第19期（平成27年10月期）は、前期の物件売却益及び売却した物件の賃貸収益がなくなるため、前期予想比19.5％減益を見込む。内部留保より約100百万円を取り崩し、1口当たり分配金は9,000円となる見通し。
