トップリート投資法人が第2期（平成19年4月期）決算を発表した。第2期は、3棟を取得し、当期利益2,323百万円、1口当たり分配金は第1期決算時に発表した予想を11%上回り、14,992円となった。第3期（平成19年10月期）は、第2期に取得した物件の通期稼働が見込める一方、平成18年に取得した物件の固都税計上により、前期比29%減益、1口当たり分配金は10,600円となる見通し。
