トップリート投資法人が世田谷のレジデンスを取得する。物件は、東急東横線都立大学駅より徒歩15分、駒沢公園に隣接するマンション「深沢ハウス」。4万平米の敷地に13棟のマンションと商業施設から成る。このうち2棟のマンションを取得する。平成16年6月竣工。物件取得後は、オリジネーターのケン・コーポレーションの子会社とパススルー型のマスターリース契約を締結する予定。10月末時点の稼働率は96.6%。 これに併せて第1期（平成18年10月期）及び第2期（平成19年4月期）予想分配金を修正。上記物件取得が寄与する第2期は従来予想比7%増の13,500円となる見通し。
