ジャパン・ホテル・アンド・リゾート投資法人（JHR）が第5期（平成22年8月期）決算を発表した。第5期における物件取得はなし。変動賃料を採用するホテルの収益増及び費用削減等により前期比6%増益、1口当たり分配金は12,640円となった。第6期（平成23年8月期）は、賃貸収入は横ばいだが、金融費用の減少等により13%増益、1口当たり分配金は14,358円となる見通し。JHRは、ホテル運営会社と賃貸借契約を締結する現行の「賃貸借方式」とは別に、JHRがホテル事業収益を収受しホテル運営会社に運営委託料を支払う「運営委託方式」を導入することを既に発表している。運営委託方式は、ホテル事業収益が直接JHRの収益へ反映するため、従来の変動賃料制より更に収益変動の影響を受ける。今後新規取得物件や変動賃料制のホテル毎にいずれの方式を採用するかを決定する。
