ジャパン・ホテル・アンド・リゾート投資法人（JHR）が第三者割当による投資口追加発行を行う。割当先はスポンサーであるゴールドマン・サックス（GS）の100%子会社。発行価額は107,000円。調達資金15億円は借入金の返済に充当する。JHRは、2月及び4月に返済期限の借入金292億円があり、うち247億円はリファイナンスを予定、残り45億円については、 （１）上記第三者割当増資資金の15億円 （２）GSグループであるテナントの敷金を積増した上で借入金に対し返済順位を劣後化した20億円 （３）過年度の減価償却費の一部10億円 を返済資金に充当する。（１）、（２）によりGSグループのJHRに対する関与を明確化する形となった。併せて、第4期（平成21年8月期）業績予想を修正。投資口数15%増加に伴い、1口当たり分配金は18,862円となる見通し。当期1口当たり分配金は減少するものの、LTVを45%から40%へ低下、返済期限を分散及び長期化と、財務の安定性確保を優先した。
