スターツプロシード投資法人が、第40期（2025年10月期）決算を発表した。 第40期は、「プロシード桜坂」を取得、「プロシード幕張本郷2」を売却した。 前期に売却した物件の賃貸収益減少、売却益の減少、支払利息の増加により、前期比12.7％減益。継続的な利益超過分配を行い、1口当たり分配金（利益超過分配金含む）は4,825円となった。 期末のポートフォリオは107物件、資産規模（取得額合計）は1,009億円、有利子負債比率は52.3％。 第41期（2026年4月期）は、賃料増額改定が寄与するが、前期の物件売却益がなくなることや支払利息の増加により、前期比3.9％減益を見込む。継続的な利益超過分配を行い、1口当たり分配金（利益超過分配金含む）は4,650円となる見通し。 第42期（2026年10月期）は、支払利息の増加により、前期予想比1.2％減益を見込む。継続的な利益超過分配を行い、1口当たり分配金（利益超過分配金含む）は4,600円となる見通し。 引き続き物件入替えによってポートフォリオの質向上を図りながら、スターツグループのパイプラインを活用し、資産規模1,500億円を目指す。なお、10月に運用ガイドラインを変更し、開発型の物件取得も可能となった。
