スターツプロシード投資法人が、物件入替えを行う。 取得する物件は、「プロシード篠崎2」等、住宅4物件、取得額は計39.92億円。売主は全てスポンサーであるスターツグループ。なお、プロシード篠崎2は過去に保有し、2022年10月にスターツデベロップメントに売却した経緯を持つが、収益性等を鑑みて再取得する。 一方、売却する物件は、「プロシード都立大学」等、住宅2物件。売却額は計33億円。 これらに伴い業績予想を修正。 第37期（2024年4月期）は、プロシード都立大学の売却益143百万円が寄与し、12月に公表した業績予想に対し10.9％増益を見込む。1口当たり分配金（利益超過分配金含む）は5,120円となる見通し。 第38期（2024年10月期）は、プロシード錦糸町の売却益144百万円が寄与し、前回予想比11.1％増益を見込む。1口当たり分配金（利益超過分配金含む）は5,130円となる見通し。
