スターツプロシード投資法人が、第35期（2023年4月期）決算を発表した。 第35期は、投資口の追加発行を行い、「プロシード山下公園ザ・タワー」6物件を取得する一方、「プロシード柏トロワ」等3物件を売却した。物件売却益が減少したが、賃貸収益の増加により、前期比8.8％増益。内部留保より185百万円を取崩すが、投資口数11.3％増により、1口当たり分配金は5,667円と前期比5％減となった。 期末のポートフォリオは107物件、資産規模（取得額合計）は1,009億円、有利子負債比率は51.0％。 第36期（2023年10月期）は、物件売却益がなくなることや、前期に売却した物件の賃貸収益減少等により、前期比15.6％減益を見込む。内部留保より99百万円を取り崩すも、1口当たり分配金は4,580円と前期比19％減となる見通し。 第37期（2024年4月期）は、前期比0.5％増益を見込む。なお、第37期より継続的に利益超過分配を開始する。1口当たり331円の利益超過分配を行い、1口当たり分配金（利益超過分配金含む）は4,580円となる見通し。 資産規模1,000億円を達成したことから、引き続き物件入替えによってポートフォリオの質向上を図りながら、スターツグループのパイプラインを活用し、資産規模1,500億円を目指す。
