スターツプロシード投資法人が、第34期（2022年10月期）決算を発表した。 第34期は、物件入替えを行い「アルファグランデ千桜タワー」等2物件を取得、「プロシード篠崎2」等4物件を売却した。物件売却益195百万円が寄与し、前期比8.7％増益。買換特例に伴う圧縮積立金より差引き214百万円を取崩し、1口当たり分配金は5,971円と前期比26.6％増となった。 期末のポートフォリオは104物件、資産規模（取得額合計）は892億円、有利子負債比率は50.4％。 第35期（2023年4月期）は、6年ぶりに投資口の追加発行を行い、「プロシード山下公園ザ・タワー」等5物件を取得、「プロシード柏トロワ」等3物件を売却する。物件売却益は減少するが、新規物件の賃貸収入が寄与し、前期比6.9％増益を見込む。圧縮積立金より185百万円を取崩すが、投資口数11.3％増により、1口当たり分配金は5,580円と前期比6.5％減となる見通し。 第36期（2023年10月期）は、前期の物件売却益がなくなるため、前期予想比14％減益を見込む。圧縮積立金より99百万円を取崩すも、1口当たり分配金は4,580円と前期予想より18％減となる見通し。
