スターツプロシード投資法人が、第33期（2022年4月期）決算を発表した。 第33期は、「プロシード錦糸町2」を取得、「プロシード中野新橋」を売却した。期中平均稼働率は96.5％と前期より0.7ポイント上昇した。 賃貸収益及び物件売却益の増加により、前期比3.4％増益。1口当たり分配金は4,718円となった。 期末のポートフォリオは106物件、資産規模（取得額合計）は883億円、有利子負債比率は50.6％。 第34期（2022年10月期）は、「プロシード石川台」を取得。期中平均稼働率は96.2％と前期より0.3ポイント低下を想定。新規物件の収益が寄与するが、前期の物件売却益の反動減により、前期比3.6％減益を見込み、1口当たり分配金は4,550円となる見通し。 第35期（2023年4月期）は、期末稼働率96.5％と前期予想より0.3ポイント上昇する想定。前期に取得した物件の通期稼働等により、前期予想比0.4％増益を見込み、1口当たり分配金は4,570円となる見通し。 物件入替え等の施策によりNAV倍率は1倍を超える水準まで回復しているが、引き続き投資口価格の上昇及び資産規模の拡大を課題と認識し、物件入替えによるポートフォリオの質向上、スポンサー開発物件の取得、自己投資口取得等の余剰資金の活用に取り組む構え。
