スターツプロシード投資法人が、第31期（2021年4月期）決算を発表した。 第31期は、「プロシード流山おおたかの森」を取得、「プロシード八千代緑ヶ丘Ⅰ」等2物件を売却した。物件売却益の減少、広告宣伝費の増加等により前期比15％減益となり、1口当たり分配金は4,663円となった。 期末のポートフォリオは106物件、資産規模（取得額合計）は882億円、有利子負債比率は50.6％。 第32期（2021年10月期）は、広告宣伝費等の費用が減少するが、前期の物件売却益がなくなるため、前期比3.5％減益を見込み、1口当たり分配金は4,500円となる見通し。 第33期（2022年4月期）は、住宅の繁忙期により前期予想比0.4％増益を見込み、1口当たり分配金は4,520円となる見通し。 住宅系REITの中でNAV倍率が低い点や資産規模が小さい点を本投資法人の課題と認識し、投資口価格の向上やポートフォリオの収益力を高めるため、物件入替えとスポンサー開発物件の取得、自己投資口の取得に取り組む予定。
