スターツプロシード投資法人が、第30期（2020年10月期）決算を発表した。 第30期は「プロシード門前仲町」等3物件を取得、「プロシード京橋」等2物件を売却した。非繁忙期による礼金収入の減少、物件売却益の減少等により、前期比17.3％減益となるが、内部留保を行った前期に対し、1口当たり分配金は5,488円と前期比8.5％増となった。 期末のポートフォリオは107物件、資産規模（取得額合計）は879億円、有利子負債比率は50.5％。 第31期（2021年4月期）は、稼働率の上昇により賃貸収入は増加するが、前期の物件売却益の反動減により、前期比17.4％減益を見込み、1口当たり分配金は4,530円となる見通し。 第32期（2021年10月期）は、非繁忙期により前期予想比0.7％減益を見込み、1口当たり分配金は4,500円となる見通し。 引き続き、郊外の小規模及び築古物件を売却し、スポンサーの開発物件を取得する物件入替えで、物件売却益を投資家に還元するとともに、ポートフォリオの質向上と外部成長を目指す。
