スターツプロシード投資法人が、第29期（2020年4月期）決算を発表した。 第29期は「ザ・パークハビオ横浜山手」を取得、「プロシード北堀江」を売却した。既存物件の稼働率上昇や物件売却益549百万円が寄与し、前期比46％増益。物件売却益のうち400百万円を内部留保とするも、1口当たり分配金は5,059円と前期比11.4％増となった。 期末のポートフォリオは106物件、資産規模（取得額合計）は878億円、有利子負債比率は50.6％。 第30期（2020年10月期）は「プロシード門前仲町」等3物件を取得、「プロシード京橋」等2物件を売却。物件売却益の減少により、前期比18.3％減益を見込むが、1口当たり分配金は5,420円と、内部留保を行った前期に対し7.1％増となる見通し。 第31期（2021年4月期）は、物件売却益がなくなるため、前期予想比16.4％減益を見込み、1口当たり分配金は4,530円となる見通し。 今後の重点的な施策として、郊外の小規模及び築古物件の売却し、スポンサーの開発物件を取得する物件入替え、余剰資金を活用した自己投資口の取得を推進していく構え。
