スターツプロシード投資法人が、大阪に保有する賃貸マンション3物件を売却する。 稼働率の低下や修繕費の増加、また売却額が簿価を上回り含み益を実現できることから売却を決定した。3物件の売却額は計58億円。 これに伴い、第29期（2020年4月期）及び第30期（2020年10月期）業績予想を修正した。 第29期は、プロシード北堀江の売却益539百万円により、12月に公表した業績予想に対し46.7％増益を見込む。売却益のうち400百万円を内部留保とするも、1口当たり分配金は5,024円と11.6％増となる見通し。 第30期は、プロシード西長堀とプロシード京橋の売却益235百万円により、前回予想比13.7％増益を見込む。売却益を全て分配することにより、1口当たり分配金は5,062円となる見通し。 なお、売却代金は今後の物件取得に充当する予定。
