スターツプロシード投資法人が、第28期（2019年10月期）決算を発表した。 第28期は、物件入替えを行い「プロシード金山3」を取得、「プロシード東川口」を売却した。非繁忙期に伴う減収や物件売却益の減少により、前期比2.1％減益、1口当たり分配金は4,542円となった。 期末のポートフォリオは106物件、資産規模（取得額合計）は866億円、有利子負債比率は50.8％。 第29期（2020年4月期）は、既存物件の稼働率上昇による増収、リファイナンスによる金融コスト削減を見込む一方、前期計上した物件売却益の反動減や修繕費等の営業費用の増加により、前期比0.9％減益を見込み、1口当たり分配金は4,500円となる見通し。 第30期（2020年10月期）は、非繁忙期による減収を見込み、前期予想比1.1％減、1口当たり分配金は4,450円となる見通し。 住宅系REITの中で相対的に規模が小さい点を課題と認識する。首都圏郊外の築年数が経過した物件を売却し、ポートフォリオの質向上を図りながら、スポンサーパイプラインを活用した物件入替えによって、資産規模の拡大を目指す意向。併せて余剰資金で自己投資口の取得も検討する。
