スターツプロシード投資法人（SPI）が、スポンサーグループであるスターツアメニティーと物件交換を行う。SPIが保有物件を売却するのは初めてとなる。 SPIが取得する物件は、都営新宿線船堀駅より徒歩4分に位置する、サービス付き高齢者向け住宅。平成25年竣工、5階建、総戸数29戸、稼働率は100％。スポンサーグループであるスターツケアサービスが運営する。取得額は380百万円。 一方、SPIが売却する物件は、北海道札幌市にあるマンション2物件。売却額は計365億円。簿価との差額は146百万円を見込み売却益が発生するが、交換に伴う圧縮記帳を行い、128百万円を取得資産の取得額より控除する。これに伴い取得資産の簿価は約251百万円となる見込み。一方、売却益は約16百万円を見込むが、業績予想への影響はなし。
