スターツプロシード投資法人が投資口の追加発行を行う。発行口数は25,700口、オーバーアロットメントによる売出1,000口。これにより総投資口数は最大で72.4%増の63,577口となる。調達資金概算49億円は、新規物件の取得及び借入金返済に充当する。スポンサー会社が保有済の3,750口及び増資に伴う新規割当投資口2,700口は180日間のロックアップ条項が付されている。 また併せて16棟のレジデンスを取得する。16棟の取得額は88.7億円。これによってファンドのポートフォリオは214.5億円と70.5%増となる。 これに伴い、第2期（平成18年10月期）業績予想修正及び第3期（平成19年4月期）業績予想を発表。上記の物件取得、投資口追加発行の影響を受ける第3期は、前期予想比45%増収、1口当たり分配金は5,837円となる見通し。
