アドバンス・レジデンス投資法人が保有物件の売却及び新規取得を発表した。売却するアルティス京橋は、現状のマンスリーマンションの運用が地区計画の容積率緩和条件に満たさないため、条例に抵触していた。既に運営会社と解約し、一般住宅として運営しているが、マンスリーマンションとして契約した入居者が全て入れ替わるまでには期間を要するため、今回売却するに至った。売却先は、オリジネーターである伊藤忠商事が設立するSPC。売却額と簿価との差額は76百万円。 一方、新たに2棟のレジデンスを取得する。アルティス都立大学は、東急東横線都立大学駅から徒歩8分、目黒通り沿いに建つ平成18年8月竣工、全18戸の単身者又はDINKS向けマンション。ストークマンション柏は、JR常磐線柏駅より徒歩14分、平成12年竣工全26戸、ファミリー向けマンション。 これら売却及び取得に伴い、予想分配金を修正した。物件売却益が計上される第2期（平成18年12月期）は、従来予想比11.6%増の13,500円、第3期（平成19年6月期）は2.7%増の12,500円となる見通し。
