アドバンス・レジデンス投資法人は、上場時点から保有する「アルティス京橋」（東京中央区・取得額10億5千万円）の運営方法が地区計画に抵触していることを公表した。内容は、運営方法である「マンスリーマンション」の形態は、当該建物が受けている容積率緩和基準には該当しない、というもの。前所有者の賃貸形態を承継したことがその要因としている。対応策として一般の賃貸住宅の形態に変更し、緩和内容を充足するとしている。 なお業績への影響は軽微であるとしているが、影響がある場合には、投資法人に負担がかからない解消方法を検討するとのこと。これは前所有者がスポンサー関連のSPCであることとも関連している。 継続鑑定を行った鑑定会社の指摘を受けて資産運用会社が調査し、判明した。
