阪急阪神リート投資法人が、物件入替えを行う。 取得する物件は、大阪府茨木市にある商業施設「フレンドマート茨木平田店」の底地。取得額は24.4億円。売主は住友商事。 売却する物件は、中央区築地にある、2008年竣工の「汐留イーストサイドビル」。含み損を抱えていることから売却を決定した。売却額は168億円。売却先は非開示。2期に分割して売却する。 これによる売却益が第40期（2025年5月期）に265百万円、第41期（2025年11月期）に72百万円それぞれ発生する見込みだが、一部を内部留保すること、また売却代金で物件取得を検討中であり、これらが決定後業績予想の修正を公表する予定。
