阪急阪神リート投資法人が、第38期（2024年5月期）決算を発表した。 第38期は、「ホームセンターコーナン堺高須店」の底地を取得した。新規物件の収益、都市型商業施設やホテルの変動賃料が寄与し、前期比増収となったが、修繕費、固都税、支払利息等の増加により、前期比1.8％減益。内部留保より20百万円を取崩し、1口当たり分配金は3,030円となった。 期末のポートフォリオは35物件、資産規模（取得額合計）は1,800億円、有利子負債比率は47.6％。 第39期（2024年11月期）は、汐留イーストサイドビルの稼働低下、リーシング費用の増加が発生するが、新規物件の通期稼働、デュー阪急山田のリニューアル・テナント入替えによる収益増加等により、前期比3.3％増益を見込み、1口当たり分配金は3,100円となる見通し。 第40期（2025年5月期）は、汐留イーストサイドビルの稼働低下、都市型商業施設の違約金収入の反動減が発生するが、修繕費やリーシング費用の減少により、当期利益は前期と同水準を見込み、1口当たり分配金は3,100円となる見通し。 中期目標であった1口当たり分配金3,100円の目処が付いたことから、今後の成長戦略を2025年1月頃に公表する予定。
