阪急阪神リート投資法人が、第37期（2023年11月期）決算を発表した。 第37期における物件取得はなし。ホテル及び都市型業業施設の変動賃料増加、水道光熱費収支の改善等により、前期比0.4％増益、1口当たり分配金は3,056円となった。 期末のポートフォリオは34物件、資産規模（取得額合計）は1,760億円、有利子負債比率は45.6％。 併せて「ホームセンターコーナン堺高須店」の敷地を取得することを発表した。取得額は65億円。売主は住友商事。 第38期（2024年5月期）は、新規物件の収益、阪急電鉄本社ビルの賃料増額、ホテル及び都市型商業施設の変動賃料増加が寄与するが、デュー阪急山田のリニューアル工事に伴う空室発生や修繕費の増加により、前期比4.0％減益を見込む。内部留保より68百万円を取り崩すも、1口当たり分配金は3,030円と0.9％減となる見通し。 第39期（2024年11月期）は、汐留イーストサイドビルのテナント退去を想定する一方、デュー阪急山田のテナント入替えに伴う増収により、前期予想比3.7％増益を見込み、1口当たり分配金は3,040円となる見通し。 引き続き、1口当たり分配金3,100円と資産規模2,000億円を目指す。
