阪急阪神リート投資法人が、第36期（2023年5月期）決算を発表した。 第36期は、「H-CUBE KITAAOYAMA」「H-CUBE MINAMIAOYAMA Ⅱ」を取得した。修繕費が増加する一方、新規物件の収益、ホテルや都市型商業施設の変動賃料が寄与し、前期比0.8％増益、1口当たり分配金は3,043円となった。 期末のポートフォリオは34物件、資産規模（取得額合計）は1,735億円、有利子負債比率は45.8％。 第37期（2023年11月期）は、ホテルの変動賃料が増加、また水道光熱費収支が改善する一方、固都税や修繕費の増加等により、前期比3.7％減益を見込み、1口当たり分配金は2,930円となる見通し。 第38期（2024年5月期）は、阪急電鉄本社ビルの賃料増額が寄与する一方、デューク阪急山田のリニューアル工事に伴う空室発生により前期予想比3.6％減益を見込む。内部留保より73百万円を取崩し、1口当たり分配金は2,930円と前期予想と同額となる見通し。 引き続き、1口当たり分配金3,100円と資産規模2,000億円を目指す。
