阪急阪神リート投資法人が、第35期（2022年11月期）決算を発表した。 第35期における物件取得はなし。ラグザ大阪と北野阪急ビルのホテル部分の固定賃料減額、前期の物件売却益の反動減となる一方、修繕費の減少により、前期比0.5％増益、1口当たり分配金は3,019円となった。 期末のポートフォリオは32物件、資産規模（取得額合計）は1,686億円、有利子負債比率は44.2％。 第36期（2023年5月期）は、「H-CUBE KITAAOYAMA」等都市型商業施設2物件を取得。これにより前期比1.8％増収となるが、商業施設のテナント退去、修繕費や管理委託費の増加により、前期比2.9％減益を見込み、1口当たり分配金は2,930円となる見通し。 第37期（2023年11月期）は、前期に取得した物件の通期稼働や、ホテルの変動賃料増加により、前期予想比2.0％増収となるが、修繕費や固都税の増加により、前期予想比1.0％減益を見込み、1口当たり分配金は2,900円となる見通し。 第38期（2024年5月期）以降は、阪急電鉄本社ビルの賃料増額、ホテル2物件の変動賃料増加によって、コロナ禍前の分配金水準3,100円の早期回復を目指す。
