阪急阪神リート投資法人が、第34期（2022年5月期）決算を発表した。 第34期は、「H-CUBE MINAMIAOYAMA」等2物件を取得、「スフィアタワー天王洲」を売却した。新規物件の賃貸収益及び物件売却益60百万円が寄与し、前期比3.3％増益。売却益のうち30百万円を内部留保とし、1口当たり分配金は2,961円と前期比1.8％増となった。 期末のポートフォリオは32物件、資産規模（取得額合計）は1,686億円、有利子負債比率は43.9％。 第35期（2022年11月期）は、修繕費が減少する一方、ラグザ大阪と北野阪急ビルのホテル部分の固定賃料減額、前期の物件売却益の反動減等により、前期比0.8％減益を見込む。1口当たり分配金は2,980円と前期比0.6％増となる見通し。 第36期（2023年5月期）は、都市型商業施設のテナント退去が発生するが、オフィスの賃貸収入増加、修繕費の減少により、前期予想比0.7％増益を見込み、1口当たり分配金は3,000円となる見通し。 コロナ禍前の分配金水準3,100円の早期回復と更なる成長を目指す。
