阪急阪神リート投資法人が物件入替えを行う。 取得する「H-CUBE MINAMIAOYAMA」は、地下鉄表参道駅より徒歩2分に位置する、2020年2月竣工、2階建、スポンサーである阪急阪神不動産が開発した商業施設。化粧品とファッションブランドが店舗を営業しており、稼働率は100％。取得額は66.5億円。 一方、売却する「スフィアタワー天王洲」は、天王洲エリアにある、1993年竣工、27階建のオフィスビル（共有持分33％）。含み損である点や築年数が経過し修繕費の増加リスクがある点から売却を決定した。売却額は86億円。共有持分67％を保有するNTT都市開発リート投資法人と併せて一棟を外部に売却する。売却先は非開示。 本物件入替えに伴い資産規模は減少するが、含み益が増加、また償却後利回りが上昇する。 また物件売却益32百万円が発生するが、業績予想の修正はなし。
