阪急阪神リート投資法人が、第32期（2021年5月期）決算を発表した。 第32期における物件取得はなし。3回目の緊急事態宣言により都市型商業施設やホテルにおいて全館休業や営業時間短縮が発生したこと、前期の物件売却益がなくなったこと等により、前期比2.6％減益となり、1口当たり分配金は3,008円となった。コロナ禍による分配金への影響は1口当たり-316円と前期より大幅増加。 期末のポートフォリオは31物件、資産規模（取得額合計）は1,695億円、有利子負債比率は44.0％と前期より変動なし。 第33期（2021年11月期）は、引き続き緊急事態宣言に伴う全館休業や営業短縮短縮に加え、オフィスの空室期間を想定する。修繕費や減価償却費の増加により、前期比3.9％減益を見込み、1口当たり分配金は2,890円となる見通し。コロナ禍による分配金への影響は1口当たり-310円を想定。 第34期（2022年5月期）は、コロナ禍の影響が改善し、都市型商業施設やホテルの固定賃料の減額幅が前期の3分の1程度に縮小し、コロナ禍による分配金への影響は1口当たり-157円となる想定。前期予想比1.0％増益を見込み、1口当たり分配金は2,920円となる見通し。
