阪急阪神リート投資法人が、第30期（2020年5月期）決算を発表した。 第30期は「芝浦ルネサイトタワー」等3物件を取得する一方、「コーナン広島中野東店」の底地等2物件を売却。コロナ禍を起因とする都市型商業施設及びホテルの休業により100百万円の減収、またコーナン広島中野東店の売却損400百万円が発生する一方、「ホテルグレイスリー田町」の物件売却益668百万円が寄与し、前期比5.7％増益。物件売却益のうち221百万円を内部留保とし、1口当たり分配金は3,039円と前期比4.3％減となった。 期末のポートフォリオは32物件、資産規模（取得額合計）は1,698億円、有利子負債比率は44.1％。 第31期（2020年11月期）は、「高槻城西ショッピングセンター」の敷地一部を追加取得する一方、「ホテルグレイスリー田町」の残持分を売却する。引き続きコロナ禍の影響で、賃料減額や空室期間を考慮し、168百万円の減収を想定する。また物件売却益の減少により、前期比10.6％減益を見込む。ホテルグレイスリー田町の売却益75百万円のうち57百万円を内部留保とし、1口当たり分配金は2,920円と前期比3.9％減となる見通し。 第32期（2021年5月期）は、前期の物件売却益がなくなるため、前期比2％減益を見込むが、内部留保を行わず、1口当たり分配金は2,940円と前期予想比0.7％増となる見通し。
