阪急阪神リート投資法人が、物件入替えを行う。 取得する物件は、大阪中心部の都市型商業施設「nanohama戎橋店」の敷地等、3物件。取得額合計は83.79億円。 一方、売却する物件は「コーナン広島中野東店」の敷地、「ホテルグレイスリー田町」の2物件。売却額合計は62.37億円。 スポンサーである阪急阪神グループの開発物件を取得。また日鉄興和不動産及び日本土地建物と物件入替えを行う。コーナン広島中野東店は売却損401百万円が発生する一方、ホテルグレイスリー田町は売却益733百万円が発生する。 これに伴い第30期（2020年7月期）及び第31期（2021年1月期）業績予想を修正。 第30期は、上記3物件を取得、コーナン広島中野東店、ホテルグレイスリー田町の90％を売却する。これによる売却損401百万円、売却益659百万円計上により、1月に公表した業績予想に対し10.1％増益を見込む。売却益のうち221百万円を内部留保とし、1口当たり分配金は3,170円と変動なし。 第31期は、ホテルグレイスリー田町の残10％を売却する。物件入替えに伴う賃貸収益の増加、物件売却益74百万円が寄与し、前回予想比3.3％増益を見込む。物件売却益のうち57百万円を内部留保とし、1口当たり分配金は3,140円と前回予想比0.6％増となる見通し。
