阪急阪神リート投資法人が、第29期（2019年11月期）決算を発表した。 第29期における物件取得はなし。ポートフォリオの11％を占める汐留イーストサイドビルで大口テナントが退去し、期末の稼働率は63.5％に低下。前期に取得した物件の通期稼働、スフィアタワー天王洲の稼働率上昇、修繕費の減少により、NOIは増加したが、前期に計上したららぽーと甲子園の売却益がなくなったため、前期比1.1％減益、1口当たり分配金は3,176円となった。 期末のポートフォリオは30物件、資産規模（取得額合計）は1,693億円、有利子負債比率は43.6％。 第30期（2020年5月期）は、汐留イーストサイドビルの稼働率回復、上六ビルディングの原状回復費収入が寄与するが、仲介手数料や修繕費等の増加により、前期比0.2％減益を見込み、1口当たり分配金は3,170円となる見通し。 第31期（2020年11月期）は、汐留イーストサイドビルの賃料大幅増額により増収となるが、原状回復費収入の減少、修繕費の増加等により、前期比1.6％減益を見込み、1口当たり分配金は3,120円となる見通し。
