阪急阪神リート投資法人が、第27期（2018年11月期）決算を発表した。 第27期における物件取得はなし。前期に取得した物件の通期稼働が寄与し、前期比5.6％増益、1口当たり分配金は3,117円となった。阪急阪神ホールディングスの事業再編に伴い、資産運用会社の株主が阪急電鉄から阪急阪神不動産になったことから、9月に投資法人の名称が阪急リート投資法人から阪急阪神リート投資法人に変更となった。 期末のポートフォリオは27物件、資産規模（取得額合計）は1,539億円、有利子負債比率は43.5％。 第28期（2019年5月期）は、投資口の追加発行を行い、「グランフロント大阪」及び「バロー高槻店」の底地を取得する一方、「ららぽーと甲子園」の底地を売却。修繕費が増加するが、新規物件の収益や物件売却益201百万円が寄与し、前期比10.4％増益を見込む。投資口数が8.9％増加するも、1口当たり分配金は3,160円と前期を1.4％上回る見通し。 第29期（2019年11月期）は、修繕費が減少する一方、前期の物件売却益がなくなることや汐留イーストサイドビルのテナント退去により、前期予想比1.9％減益を見込み、1口当たり分配金は3,100円となる見通し。 なお、中期目標の一つである巡航ベースの1口当たり分配金3,000円を達成したことから、今後の目標を1口当たり3,100円に上方修正した。
