阪急リート投資法人が、第26期（2018年5月期）決算を発表した。 第26期は、投資口の追加発行を行い、「メッツ大曽根」等4物件を取得。これにより前期比9.7％増益。投資口数が6.9％増加するも、1口当たり分配金は2,952円と前期を2.6％上回った。 期末のポートフォリオは27物件、資産規模（取得額合計）は1,555億円、有利子負債比率は43.6％。 第27期（2018年11月期）は、大阪北部地震の被害により修繕費が増加するが、前期に取得した物件の通期稼働、投資口発行費用の減少により、前期比1.6％増益を見込み、1口当たり分配金は3,000円となる見通し。 第28期（2019年5月期）は、既存物件の増収や修繕費の減少により前期予想比1.7％増益を見込み、1口当たり分配金は3,050円となる見通し。 引き続き、中期的な目標として、2020年中に資産規模2,000億円、巡航ベースの1口当たり分配金3,000円を目指す。 なお、阪急阪神ホールディングスにおける不動産事業再編の一環として、資産運用会社の株主が阪急電鉄より阪急阪神不動産に変更となった。これに伴い、8月に開催される投資主総会の承認を経て、9月より投資法人の商号が「阪急阪神リート投資法人」に変更される予定。
