いちごオフィスリート投資法人が、第36期（2023年10月期）決算を発表した。 第36期は、「いちご錦糸町サウスビル」を取得、「トワイシア横濱磯子」を売却した。ポートフォリオ全体の期中平均稼働率は96.4％と前期より0.2ポイント上昇したが、物件売却益の減少により、前期比51.6％減益。一時差異等調整積立金より105百万円を取崩し、1口当たり分配金は2,115円となった。 期末のポートフォリオは88物件、資産規模（取得額合計）は2,124億円、有利子負債比率は49.7％。 第37期（2024年4月期）は、ポートフォリオ全体の期中平均稼働率が96.1％と前期より0.3ポイント低下する想定。前期の物件売却益がなくなること、仲介手数料や修繕費等の増加により、前期比5.3％減益を見込む。一時差異等調整積立金より105百万円を取崩し、1口当たり分配金は2,006円と前期比5.2％減となる見通し。 第38期（2024年10月期）は、ポートフォリオ全体の期中平均稼働率が97.4％と前期予想より1.3ポイント上昇する想定。これによる賃貸収入の増加、仲介手数料や減価償却費の減少により、前期予想比3.1％増益を見込む。一時差異等調整積立金より105百万円を取崩し、1口当たり分配金は2,066円と前期予想より3.0％増となる見通し。 引き続き年平均8％以上のトータルリターンを目指す。
