いちごオフィスリート投資法人が、第35期（2023年4月期）決算を発表した。 第35期は、「いちご博多駅東ビル」等3物件を取得する一方、「いちご池之端ビル」を売却した。ポートフォリオ全体の期中平均稼働率は96.2％と前期より0.4ポイント上昇した。物件売却益4,393百万円が寄与し、前期比112％増益。103百万円を内部留保する一方、一時差異等調整積立金より105百万円を取崩し、1口当たり分配金は4,224円と前期比105％増となった。 期末のポートフォリオは88物件、資産規模（取得額合計）は2,121億円、有利子負債比率は48.7％。 第36期（2023年10月期）は、期中平均稼働率が96.7％と前期より0.5ポイント上昇する想定だが、前期の物件売却益がなくなるため、前期比53.9％減益を見込む。一時差異等調整積立金より105百万円を取崩し、1口当たり分配金は2,015円となる見通し。 第37期（2024年4月期）は、期中平均稼働率が96.6％と前期予想より0.1ポイント低下する想定。外注委託費、投資主総会費用、融資関連費用等の減少により、前期予想比2.3％増益を見込む。一時差異等調整積立金より105百万円を取崩し、1口当たり分配金は2,059円となる見通し。 今後の成長目標として、年平均8％以上のトータルリターンを目指す。
