いちごオフィスリート投資法人が、スポンサーのいちごグループと物件入替えを行う。 取得する物件は、JR博多駅筑紫口より徒歩4分に位置する、2002年竣工、8階建の中規模オフィスビル。4月末時点のテナントは21社、稼働率は98.1％。取得額は22.5億円。 一方、売却する物件は、JR渋谷駅より徒歩6分に位置する、1979年竣工の商業施設。築年数が経過し修繕コストを要する点、テナントの賃料水準から今後の収益見通しを勘案し、売却を決定した。売却額は24億円。なお、売却後にいちごグループが本物件の建替えを行った場合、建替え後の建物の優先交渉権を獲得する予定。 本物件入替えに伴い、売却益約4億円が発生するが、全額又は一部を内部留保する予定のため、業績予想の修正はなし。
