いちごオフィスリート投資法人が、第21期（平成28年4月期）決算を発表した。第21期は「いちご横浜西口ビル」等、小規模のオフィスビル4棟を売却。差引き318百万円の売却益が寄与し、前期比33.9％増益。差引き18百万円を内部留保とし、1口当たり分配金は1,740円と前期を2％上回った。稼働率の上昇と賃料増額改定により、月額賃料ベースで前期比1.5％増加し、内部成長が進捗した。期末のポートフォリオは73物件、資産規模（取得額合計）は1,627億円、有利子負債比率は43.1％。第22期（平成28年10月期）は、期初に投資口の追加発行を行い、オフィスビル13棟（取得額計292億円）を取得。これにより資産規模は1,919億円へ拡大し、有利子負債比率は46.4％へ上昇する。前期の物件売却益がなくなるも、13棟の賃貸収益が寄与し、営業利益ベースでは前期比6.3％増益を見込むが、支払利息や融資関連費用の増加により、当期純利益は3％減益を予想。一時差異等調整積立金及び内部留保より490百万円を取り崩し、投資口数が8.2％増加するも、1口当たり分配金は1,890円と前期を8.6％上回る見通し。続く第23期（平成29年4月期）は、融資関連費用の減少等により、前期予想比4％増加を見込む。一時差異等調整積立金及び内部留保より406百万円を取り崩し、1口当たり分配金は1,900円となる見通し。
